Guessens Mews
Guessens is an historic Welwyn property located in the centre of the village, opposite St Mary's Church. Its origins date from the 14th Century to a timber frame farmhouse which has been discovered by the developer, Netherdown Herts Ltd, when doing extensive pre-restoration works on the building. The name, Guessens, stems from a 14th Century farmer, Stephen de Guessing, who commissioned a timber frame farmhouse of two storeys. Guessens, as the house has been called for many centuries in its present form, is thought to have been built in the late Elizabethan as early Stuart period.
One of its most famous residents was Dr Edward Young, Rector of Welwyn and renowned playwright and poet. Dr Young lived at Guessens between 1730 and 1765; during this time, it was remodelled, and a Georgian façade added. A plaque is still visible on the outside of the building commemorating his tenure.
The house was again added to in the mid-19th Century, on the South side and again in early 20th Century to the North. It is recognized as a landmark Welwyn property of significant historical importance and is Grade II* listed.

Netherdown Herts Ltd
Regarded as one of Hertfordshire's front ranking property developers, Netherdown has built up an enviable reputation over the last 40 years, creating high quality exclusive homes.
The acquisition of Guessens in 2018, a 10,000 square foot pile in the centre of Welwyn, is their most prestigious development to date. They have enlisted the help of several companies specialising in restoration of period buildings, as well as involving English Heritage and The Georgian Society.
Bryan Bishop and Partners
Bryan Bishop and Partners acted as the selling agent on behalf of the previous owners, The European Missionary Fellowship, a charitable organisation who owned the house from 1985 up to until was sold to Netherdown in 2018.

Guessens Mews Restoration
The house has been divided into four freehold units, split vertically, in addition to two new "mews houses" and a detached 2 bedroom house and restoration of a Coach House "Little Guessens", making a total of eight freehold properties. The development occupies a premium location opposite St Mary's Church, set within parkland grounds of about two acres. Each property has its own private patio area with access onto private communal gardens, and the remainder of the grounds will be held under shared ownership of the residents for their exclusive use. There is private parking for each property and additional visitor parking is also provided, and the main entrance to Guessens Mews will be off Codicote Road.

The projected completion date of 2021 will mark it out as Welwyn Village's most exclusive residential address.
